HOME INSPECTION

A home inspection is intended to provide information regarding the overall condition of installed systems and components of the home. This is based on observations visible to the professional inspector at the time of the inspection. Areas covered in an inspection include the roof covering, foundation/structure, electrical, plumbing, and HVAC systems, interior components and site conditions that affect the structure.

BUILDERS CONSTRUCTION WARRANTY INSPECTION

Have your home inspected before the builders warranty expires! Many builders offer a 12 month warranty. When you're 6-8 months into your new home, call me for a consultation! That way, if there are any issues, you will have 4-6 months to allow the builder to rectify any issues before your 12 month warranty expires. This can help eliminate any future unnecessary repair costs.

RE-INSPECTIONS

A re-inspection, on average, will take an hour depending on the number of defects and repairs that need to be inspected. The more problems that we requested for repair, the longer the process may take. Re-inspections are necessary to ensure the safety and integrity of a home once repairs have been made.

NEW CONSTRUCTION INSPECTIONS

New homes are expected to be perfect, right? There aren’t many major problems found in new homes, but there are usually a few minor problems that, collectively, can become a nuisance. Having the home inspected prior to closing will help give you the peace of mind you need.

RESIDENTIAL 4 POINT INSPECTION

A "Four Point Inspection" focuses on four main areas in a home:

• HVAC (Heating, Ventilation and Air Conditioning)
• Electrical wiring and panels
• Plumbing connections and fixtures
• Roof

This inspection describes the condition and age of these areas and their working condition.

ROOF CONDITION CERTIFICATION INSPECTIONS

Insurance companies may require proof of roof replacement, or a Roof Condition Certification Inspection. Typically, it will be required for homes that are 25 years old and older, if it has a shingle roof. Homes with tile or metal roofs, and mobile homes 50 years old or older, will also be required to have the Roof Condition Certification form filled out.
